    How it works - pre staging

    We start with a site visit with your agent, take photos and measure up the spaces. We’ll discuss with the agent how the property will be marketed to ensure our furniture selection and styling enhances the marketing strategy.

    We’ll then provide you with a quote and a brief summary of the look we will be achieving. Once you or your agent accepts the quote, we will confirm the dates for moving in the furniture and staging the home. You will receive an agreement to sign and the invoice for payment prior to staging.

    How it works - once staged

    Once the property is staged, we will keep in touch with your agent for any last-minute touch-ups prior to photos or videos being taken and will water the plants throughout the contract.

    At the end of the contract, we remove all our staging unless you have requested an extension.

  • How long will the property be staged?

    The initial contract is generally agreed for 5 weeks however we are flexible about this especially when it is taking longer for properties to sell.

    What if my house hasn’t sold by the end of the contract and I need to keep the staging for longer?

    We can absolutely extend the contract, with the price at a reduced rate. It can be extended for a short period only if that suits you best, but generally, it is for one month. This can also be extended further if you need it.

    What if we are still living in the house?

    We offer the Partial Staging and Styling Only packages for vendors who are living in the house throughout the sale process. For Partial Staging, we don’t install furniture that you will be using, such as couches, except by prior arrangement. We are unable to install upholstered couches and chairs in homes where there are pets and small children, but we can still stage all the occasional furniture, rugs, bedding and decor.

    What if we need to sleep in the beds?

    This is fine - you sleep in your own bed with your own sheets and bedding. We stage our pillows, cushions, and bed covers for the initial photos and then after that, you can put your own back on. Before any open homes, you simply take off your bedspread or duvet and put on our pillows, cushions, and covers.

    Do I need to be there when you do the staging?

    No, we will have access through your real estate agent and work best when no one else is at the house during the staging.

    Do you cover the insurance?

    Yes, we cover the insurance for our items but do request as part of the rental agreement that you take all due care not to damage the furniture or furnishings.
